CT beachfront property with navy dining hall on market for $3.75M


A Connecticut beachfront cottage sitting along the Long Island Sound had to cross the sea itself to get there, according to its owners. That cottage, along with another house nearby, have been listed together for $3.75 million. 

The cottage sitting on the beach at 117 Beach Ave. in Madison started as a mess hall at a Rhode Island Navy base, according to its owners, Nancy Bastian and Jeanne Weaver Mueller. The sisters said the cottage came with a board with meal options, hours it was open, along with a message telling the military personnel not to be too late or early for meals. The cottage has one bathroom, one bedroom, a kitchen and an outdoor shower. Rugosa roses line a side of the cottage, surrounding it with an enjoyable fragrance, according to the sisters.

The owners said the cottage, which public records say was built in 1945, was brought to the property from Rhode Island on a barge. The sisters said a story has been passed down in their family that the person who brought the cottage to Connecticut was a friend of a past owner. The friend didn’t ask for anything for the service; however, the owner gave them several bushels of lobsters, as the story goes.

Lobsters continued to be important for property owners. The sisters’ father and former property owner, the late Andrew Weaver, was a fisherman who enjoyed catching lobsters throughout his life, according to his obituary on Hawley Lincoln Memorial Funeral Services. He would often catch them  from his boat, Nancy Jean, in Long Island Sound areas near the property, such as Faulkner’s Island, Kimberly Reef and Charles Reef. 

“We could see his yellow buoys from the house. When we were little kids, my dad would be out there (fishing) closer to where the house was and my mom would ring the big bell to call him in from the front porch of the cottage,” Mueller said. 

Aside from the cottage, the property for sale includes a nearly 5,000-square-foot house at 85 Beach Ave. in Madison. The house, built in 1987, features three granite fireplaces, an eat-in kitchen, and sliding doors leading to a bluestone terrace. The sisters said the property can be used year-round and accommodates of all lifestyles.

“It’s really a house for all seasons and for all people of all ages. …  You can have the most glorious time at the beach, you can stick your toes in the sand and build sandcastles with the kids and get totally sandy and all wonderfully messy. You can have a cocktail party. You can have an amazing, different life from day to day, moment to moment,” Bastian said. 

Residents occasionally can see harbor seals and different boats, such as cargo ships from the property, the owners added.

“You can see beautiful seals, such as harbor seals, resting on the rocks here, enjoying the sun. You would never know this unless you lived here in the winter months and it’s amazing,” Bastian said. “Residents can see this all looking at their back door practically.”

Real estate tracking firm Redfin listed median prices for the house’s 06443 ZIP code at $675,000 in September. Redfin notes that average houses in the area often sell for about one percent above the list price and are off the market in about 40 days, while the hottest houses sell for seven percent above the asking price and are only on the market for about 26 days.
