Most recent median home sales in St. Joseph County up at $218,128


Newly released data for September shows that potential buyers and sellers in St. Joseph County saw houses sell for higher than the previous month’s median sale price of $211,437. 

The median home sold for $218,128, an analysis of data from Realtor.com shows. That means September, the most recent month for which figures are available, was up 3.2% from August.

Compared to September 2022, the median home sale price was up 4.7% at $218,128 compared to $208,424.

Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in up-to-date data. The statistics don’t include homes currently listed for sale, and aren’t directly comparable to listings data.

Looking only at single-family homes, the $203,531 median selling price in St. Joseph County was down 4.4% in September from $212,850 the month prior. Since September 2022, the sale price of single-family homes was down 3.7% from a median of $211,322.

No condominiums or townhomes sold for at least $1 million or more during the month.

Condominiums and townhomes increased by 1,152.6% in sales price this September to a median of $2,536,385 from $202,487 in August. Compared to September 2022, the sale price of condominiums and townhomes was up 1,623.2% from $147,187. Twenty-three homes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in September 2022.

In September, the number of recorded sales in St. Joseph County dropped by 28% since September 2022 from 618 to 445. All residential home sales totaled to $110.2 million.

In Indiana, homes sold at a median of $234,087 this September, down 3.5% from $242,617 in August. There were 9,425 recorded sales across the state this September, down 29.3% from 13,321 recorded sales in September 2022. 

The total value of recorded residential home sales in Indiana decreased by 15.7% from $2.1 billion in August to $1.8 billion this September. 

Out of all residential home sales in Indiana, 1.59% of homes sold for at least $1 million in September, up from 1.41% in September 2022.

Sale prices of single-family homes across Indiana decreased by 4.1% from a median of $243,664 in August to $233,688 in September. Since September 2022, the sale price of single-family homes across the state was up 0.5% from $232,615. 

Across the state, the sale price of condominiums and townhomes rose 12.6% from a median of $215,806 in August to $242,981 this September. The median sale price of condominiums and townhomes is up 7.8% from the median of $225,400 in September 2022. 

The median home sale price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sale price, which would mean taking the sum of all sale prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
